Submissions from the community and industry stakeholders are invited regarding a development application DA2024/0662 to demolish existing structures and erect a new 24-hour service station with drive through convenience store and retail outlet at South Grafton.

The application to demolish the former United Service Station and the construction of development works for a new Service Station with a drive-through component, fuel canopies and filling areas, associated car parking and signage, was lodged with Clarence Valley Council (CVC) by both The Trustee For Dalberry Hirsch Trust, and The Trustee For Mellson Silver Trust.

Plans lodged with the DA reveal United Petroleum Pty Ltd proposes to construct a Quickstop service station with a 330 square metre retail outlet, and drive through Pie Face store, on the 1959 square metre site on the corner of Charles Street and the Pacific Highway, South Grafton.

The Statement of Environmental Effects (SEE) for the DA proposes four petrol bowsers each with 3 different pumps for cars located under a well-lit 6.2 metre canopy, with 2 diesel bowsers for trucks at the northern end of the site, under a 6.5-metre-high canopy.

“The drive-though is for the convenience shop and allows customers to buy goods available within the convenience store, including ‘pie-face’ branded pies and coffee,” the SEE states.

“The convenience shop includes ‘pie-face’ pies and associated hot food.

“These are prepared off-site and cooked to 90%.

“They are delivered frozen to the subject site.”

If approved, the service station would provide employment opportunities for locals.

“The Convenience Store is proposed to operate 24 hours a day 7 days a week,” the SEE states.

“Fuel deliveries, stock deliveries and waste collection would occur outside of peak times.

“It is anticipated that between 1-3 staff would attend the service station at any one time.

“A 9-metre-high internally illuminated ID promotion sign is proposed to be located at the southeastern corner of the site.

“An 8-metre-high Pie-Face sign is proposed to be located along the eastern frontage.”

The site, which is zoned E3 Productivity Zone, was previously approved for modifications to a service station under existing DA2014/0480.

Submissions, which are not confidential and considered public documents must be lodged by 4pm on Monday, February 17.
